UAE Golden Visa for Investors: Routes & Requirements

The UAE Golden Visa for investors includes several qualifying routes. Depending on the case and authority, an investor may qualify through property, a financial deposit, a UAE company or partnership, or an eligible tax contribution.

This page helps you identify the investor route that matches your investment before moving to the detailed requirements for that route. For other Golden Visa categories, see UAE Golden Visa Requirements.

Choose Your Investor Golden Visa Route

Start with the asset or economic activity that supports your application. The two routes below have dedicated Golden Portal guides because their requirements need deeper review.

Property Investment

For investors relying on qualifying UAE property ownership, including AED 2 million eligibility, mortgages, joint ownership, off-plan cases and valuation questions.

Financial / Bank Deposit

For investors using an eligible AED 2 million financial deposit, local Sukuk or investment bonds and the required bank evidence.

Other Investor Routes

Company / Public Investment

For Dubai applications, an investor or partner may qualify where their share of a UAE company's assets is at least AED 2 million. Audited financial evidence, trade-licence records, company banking and tax records can be required.

Tax Contribution Investor

For Dubai applications, an active investor may qualify with Federal Tax Authority evidence showing an annual tax contribution of at least AED 250,000, together with the relevant trade-licence evidence.

Investor vs Entrepreneur Golden Visa

Investor and entrepreneur are separate Golden Visa categories. An investor route is based primarily on qualifying capital, property, deposits, company investment or eligible tax contribution. An entrepreneur route is based on a qualifying pioneering project, startup or founder track record and can involve separate nomination or approval requirements.

If your strongest basis is a startup or pioneering project rather than invested capital, see the UAE Golden Visa for Entrepreneurs guide.

How to Apply After You Choose Your Investor Route

  1. Confirm the correct investor route. Base the application on the asset or investment you can prove.
  2. Prepare route-specific evidence. Obtain the required property, bank, company or tax documents.
  3. Submit through the correct authority. Use the applicable Dubai or federal/emirate-specific channel for your case.

For the full submission sequence, see the UAE Golden Visa Application guide. For separate planning questions, see Golden Visa Cost and Processing Time.
